Once a semi-rural tract in the city’s south-east, Keysborough now flourishes with new housing estates, good schools and easy access to the beach, city, sea and beyond…

 

Located roughly 27kms south-east of the CBD, Keysborough is a multicultural, family-friendly area that is thriving as a relatively new residential area. Its semi-rural origins are still evident in the surrounding greenery amidst the burgeoning estates and developments within the suburb. It has excellent road access in all directions, making it conveniently close to the Dandenongs, DFO Moorabbin, Southland Shopping Centre and stunning bayside beaches.

 

The size of Keysborough is approximately 21.8 square kilometers, with 30 parks covering nearly 5.2% of its total area. The population of Keysborough in 2011 was 19,885 people. By 2016 the population grew to 25,782 showing a population increase of 29.7% in the area during that time. With its spacious, green setting and access to quality education, Keysborough residents are predominately older and established families and couples, but you’ll also find younger, independent people who like Keysborough for its proximity to various areas for work.

 

Being such a family-focused area, there are a plethora of public, private and independent schools in the suburb, including a campus of Haileybury College. There’s also a strong bus network for public transport accommodating students and commuters. There are large, and modern family homes on well-designed and landscaped housing estates with new developments in the works. With plenty of local shopping centers and golf courses, as well as excellent road access to the beach, Eastlink and the Mornington Peninsula, Keysborough has got it all!

 

Some of the many reasons as to why Keysborough is beneficial for investment are:

  • The median sales price for houses in Keysborough in the past year was $728,000 based on 161 home sales. Compared to the same period five years ago, the median sales price for houses has increased by 59.6% which equates to a compound annual growth rate of 9.8%.
  • Keysborough is forecasted to experience a population growth of 3,247 people from 2016 to 2026. This will mean a 36% population growth rate, resulting in a 40% increase in households, from 2,652 households (2016) to 3,719 (2026).
  • As a result of the projected population growth, there is an increased demand for education and government facilities including childcare, primary and high schools
  • A primary school, Keysborough South Primary, is set to open in January 2020. The school will cater for 475 students, helping to ease enrolment issues in the surrounding suburbs and meet the needs of the growing population.   • There is good access to the public transport network, with bus routes 812 and 828 operating along Cheltenham Road

There are several off-road shared paths near the site, with routes operating along Cheltenham Road, Springvale Road and the Dandenong Bypass. Furthermore, there are off-road bike paths to the east within the active open spaces.
